PROJECT MANAGEMENT

As Project Management Consultants, our primary objective is to protect the overall interest of our esteemed clients while delivering the project within the budget & in planned time schedule with reasonably good quality.
As a multi disciplinary engineering organization, we have the expertise & able staff to perform the assignment effectively & expeditiously to the requirement of the employer. We are committed to provide a complete understanding & timely response to concerns and issues related to the overall performance of the project & the parties involved.

SCOPE OF WORK

• Develop the Project strategy w.r.t. time Schedule and cost estimates for the Project.
• Understand the Project requirements; establish Project phases (if any), scope and functionaries, Project brief, design brief (assumed already established and signed-off by Client)
• Coordinate with the Architect Team, Consultants and other vendors, advisors and the like in connection with the Project.
• Liaise with Architect Team and Consultants on all property, design and pre-contract issues as may be necessary.
• Review the design suggested by the Architect Team and Consultants (and in coordination with the Architect and Consultants) in terms of constructability, technical efficiency, life cycle costing, overall construction and maintenance friendly details and prepare comprehensive reports of same for Client’ approval.
• Establish procedures for checking, compliance with designs and specifications. Monitor standards of workmanship in accordance with the procedures laid-down and adequacy of materials.
• Prepare detailed strategy and management of Work Packages as well as supply packages
• Develop parameters for qualification of vendors and pre-qualify vendors based on parameters approved by Client.
• Tender bids evaluation, comparative analysis of bids received, mentioning the deviation in the tenders to the Client etc.

Construction

1. Strategize and put forth the Mobilization strategy being adopted by the chosen contracting agencies, with respect to men and material.
2. Strategize and Coordinate the site layout works and site facilities such as power, water and safety barricading etc.
3. Coordinate and obtain necessary GFC drawings as per the time schedule from various consultants as required for the work.
4. Shop Drawing Submission by various contractors retained for the Project and the Services.
5. Check and report to Client about the quality of material brought into for the Project in consideration to the agreed specifications and to take necessary action as per standards.
6. Conduct a comprehensive safety audit regularly and report the same to Client
1. Conduct weekly On-Site Review meetings chaired by Project Manager of PMC and attended by principals of all companies involved and prepare minutes of meeting within one working day after the meeting.
2. Review payment requests/ Bills/ Invoices, certifying the same after taking the physical measurements and counter checking with the GFC drawings and other conditions for payment and submit to Client. Approve rate analysis and prepare Material Reconciliation Statements.
3. Checking quality and specification of all the Works for the Project and Site.
4. Coordinate Approvals of Finishes, Material Used, Mock-ups and Details executed on site by the Architect Team, Consultants, Client and other entities, as required and develop an effective system for overall execution of projects within the projected time frames.
5. Track the Project Schedule and report any slippages, in advance, to Client along with a recommended strategy to mitigate the impact of any slippage
6. Prepare and seek approvals by Client on Change Orders.
7. Monitor and report progress to Client.
8. Delays by Contractors shall be recorded by ProMax and notes sent for corrective action and if required, penalty clauses as given in the Tender shall be invoked.

Post-Construction

1. Ensure preparation of a master document for Client underlining the variation in design and specification if any during the course of construction as against the design and specifications originally agreed.
2. Ascertain a handing over strategy, underlining the list of documents, drawings, test certificates, performance guarantee, warrantee / guarantee cards etc. for specified items.
3. Coordinate to identify, list out and hand over the Attic Stock for materials like Glazing, Carpet, Ceiling Tiles, Flooring or Wall tiles etc.
4. Ensure that the list of contacts and maintenance manuals etc. are handed over to Client.
5. Ensure the receipt of all necessary statutory approvals, such as the occupation certificate
6. Coordinate procedural commissioning various equipments & integrated testing of all the Services.
7. Coordinate with Architects / various consultants/contractors to prepare As Built Drawings as and when work is completed and hand over to the Client for record.
