Project Management Services
ProMax undertakes that it has exercised and that, it will continue to exercise in the performance of the services listed below the skill and care to be expected of an professional consultant having the competence, experience and resources necessary for the proper performance. The objective of the provision of the services is to provide advice to the client in respect of the following matters in order to protect the Client's interests by undertaking the role of Client Representative & Project Manager.

Stage 1 : Design Concept and Management

Advise on the recommended organisational structure for the project and on the appointment of a suitable team of consultants including advising on the terms of appointment for each consultant. recommending the appropriate fee structure and arranging for formalisation of individual letters of appointment with each consultant using our standard documentation. |

Continual review of the budgetary status including preparation of total budget and cash-flow forecasts. |

Testing alternative design solutions and specifications against established design criteria, time programs and allocated costs. |

Co-ordinating the preparation of a realistic cost budget and time program and upon implementation, providing close monitoring and controlling techniques to maintain the program schedule and cost budget. |

Stage 2 : Pre Contract Management

Throughout this stage, close monitoring and co-ordination of the preparation of working drawings and specification by the Architect, Structural Engineer, Mechanical and Electrical Engineer, specialist consultants (Whether employed by the landlord or the tenant) and also assisting with tha finalisation of the form of contract |

Assisting the Architect and Client in the selection of materials, vendors, contractors, ensuring quality and cost confirming. Running pre-qualification exercises and recommendations. |

Attending pre contract negotiations, evaluation and analysis of revised tenders in order to achieve the most attractive contract packages. |

Stage 3 : Project Execution - Site Works
|

Conduct, chair & minute regular Project meetings including Consultants, the client representatives, building management Contractors, etc. Coordinate all vendors and Contractors with client requirements. |

Issue weekly and monthly project progres reports in format(s) acceptable by Client. |
 |
The continual direction and control of the team of consultants throughout the construction of the project, at both project and site meetings, with the objective of achieving the completion of all work within the approved program and budgeted costs. |

Estabish project expenditure control systems at the commencement.

Review and recommend Contractor and vendor payments for approval and payment by the client. |

The close monitoring of all potential cost and time variations to the contract and the assessment of each in terms of the effect upon the Client's objectives.
Coordinate the integrated testing & commissioning of Plant & equipment and provide detailed commissioning report to the client for approval prior to occupation |

Throughout the project

Throughout the entire design, planning and construction of the Project, the chairing and preparation and submission to the Client the minutes of all project and Consultant meetings and attendence at all Site meetings, in addition to the submission of regular monthly project reports describing progress on the project, costs expended to-date and estimated costs to completion |

Throughout the project, the continual review of the design and cost of the building, and also the time program, so as to maximize the efficiency and usability of the space and thereby its rental and capital value, and also its ease of management and maintenance. In addition, the provision of advice and recommendations on building management functions, so that proper consideration is given to important matters such as security, user accessibility, services operation and maintenance. |

Any further advice, which the Consultant considers to be appropriate in order to best represent the interest of the Client. |
